The topic of sustainability in its various facets not only influences our future life on this planet, but today also significantly influences
the economy and especially the construction and real estate industry. In Germany, the building sector causes around 30% of CO2
emissions, which is why all companies active in this sector have a special responsibility in achieving the desired climate change
goals.
Importance of residential buildings
Ecological Responsibility
Almost two thirds of the residential buildings in Germany were built before 1979 and therefore mostly come from a time when there
were almost no regulatory requirements for the energy consumption of buildings - the first thermal insulation regulations came into
effect in 1977. This gives an idea of the immense potential for energy savings in existing buildings. In other words: If Germany
wants to achieve its climate goals, there is no way around a comprehensive and intelligent energy-saving renovation of existing
properties.
For Effectum Capital Partners, the topic of sustainability is an integral part of both corporate management and real
estate investment. ESG due diligence has therefore become an integral part of every acquisition. A project can only be successfully
accomplished if the exit can be ensured in the long term and the associated renovation costs are taken into account in the
profitability calculation from the outset. In the operational property management phase of our properties, we therefore focus on
long-term value preservation for our investors combined with tenant satisfaction. In addition to technical and energetic measures,
we work with various tools such as smart meter technology (heat, cold, electricity, drinking water), green lease standard for new
rentals/additions or CRREM (Carbon Risk Real Estate Monitoring).
Social responsibility
Our goal at ECP is to live up to our social responsibility. This particularly raises the question of what influence the property has on the immediate environment that lives in- and around the property every day. Especially in the residential sector, living must be obtainable for everyone - which is why we pay very close attention to how we implement the necessary renovation and energy-saving measures, in order to balance profitability with social compatibility. In addition to diversity and inclusion, we ensure that the health and well-being of all residents is guaranteed in our tenant structure.
