As an owner-managed and independent investment and asset management specialist, we offer our investors tailor-made solutions in the field of real estate investments. Depending on our partner’s existing set-up and structure, ECP can take over the entire investment and management process or contribute in specific areas to enhance the value of real estate projects.

Club Deals

Due to different requirements and objectives, we offer our investors the opportunity to participate in club deals with different investment horizons and risk profiles. Consequently, every investor can build up their own individual portfolio with ECP over the years and, unlike traditional real estate funds, can select and influence the projects themselves, as well as the respective risk profile and investment volume.

Operating Partner Modell

ECP offers private equity and institutional investors the opportunity to implement individual real estate investment strategies in Germany. ECP takes care of the entire value chain from acquisition through repositioning and administration up until disposition. Structuring and reporting can be adapted to the respective needs of investors at any time. Due to extensive experience in the collaboration with various operating partners, ECP is aware of the different investor needs and can offer tailor-made solutions.

Joint Venture - DW Effectum Residential

DW Effectum Residential was founded together with DW Real Estate in 2023 - the purpose of the joint venture is to advise investors on the acquisition, management and repositioning as well as the subsequent disposition of residential real estate or corresponding indirect investments in Germany. In addition to existing properties that require energy and structural measures, newly built properties with up-side potential are purchased across Germany and actively managed by our asset management.

Daniel Filser

Founder and managing partner
Daniel Filser is founder and managing partner of Effectum Capital Partners GmbH. Previously, Daniel spent four years at Deutsche Finance International (DFI), a London-based private equity platform with a focus on value-add transactions, where he was responsible for investment and asset management in Germany and the Netherlands.
Before joining DFI, Daniel worked for eight years in various investment teams at Allianz Real Estate. In 2018 and 2019 he was responsible for the group's European indirect investments and strategic joint ventures. Previously, he was an investment manager in New York from 2015 to 2018, where he was responsible for the acquisition of core and core+ properties in the USA. Daniel started his professional career in 2012 as an Investment Analyst.
Over the course of his career, Daniel has invested more than €2.5 billion of equity in the office, residential, student housing and hotel sectors.
Daniel Filser completed his bachelor's degree in business administration at the Vienna University of Economics and Business (WU), Austria.

Christoph Dreyer

Founder and managing partner
Christoph Dreyer is founder and managing partner of Effectum Capital Partners GmbH. Christoph has more than 10 years of experience in the real estate industry, where he was responsible for transactions across Europe on behalf of institutional investors. He has been responsible for the entire value chain in the repositioning of real estate at an owner-managed project developer.
Before founding Effectum Capital Partners GmbH, Christoph was managing director and Munich branch manager at P&P Group (2019 - 2023), an owner-managed investor and developer with a focus on residential real estate. From 2015 - 2019, Christoph was Transaction Manager at BNP Paribas Real Estate Investment Management (REIM), where he was active across Europe in the acquisition and disposition, primarily of office buildings. He began his professional career in 2013, as an analyst in the Real Estate Transaction department at PGIM, the global asset management company of Prudential Financial Inc. During his career, Christoph has managed real estate transactions in excess of EUR 1.5 billion and has furthermore actively shaped the value creation in the asset management of value-add projects.
Christoph Dreyer holds an M.Sc. in Economics from the University of Hong Kong (HKU). He completed his bachelor's degree in business administration at the Vienna University of Economics and Business (WU), Austria and Skema Business School, France.
